How it works
Identify which income limit actually binds
Lowering other debts only raises the income-based housing budget while the total-debt limit is the tighter constraint. Once the housing-only limit binds, paying another debt down may leave the modeled purchase price unchanged.
Turning a housing budget into a price estimate
Affordability depends on the assumed financing terms and the housing payment available within your budget. Compare the income-based estimate with the mode that starts from a chosen payment. A higher down payment or a different rate can change the estimated purchase price. Treat the result as a planning scenario; it does not confirm that a lender will approve the amount.
Affordability estimate: formula and assumptions
Housing budget = min(income×housing limit, income×total debt limit−other debts).
This is a planning estimate, not a lending decision or preapproval.
From a housing payment budget: formula and assumptions
Loan amount=(housing budget−nonloan costs)×annuity present-value factor.
This budget-based estimate does not check debt-to-income, credit, loan limits, or lender eligibility.

Using the Affordability estimate example:
- Annual gross income ($)
- 100000
- Existing monthly debt payments ($)
- 500
- Housing-to-income limit (%)
- 28
- Total debt-to-income limit (%)
- 36
- Down payment (%)
- 20
- Annual interest rate (%)
- 6.5
- Term (years)
- 30
- Monthly taxes, insurance & HOA ($)
- 500
Housing budget = min(income×housing limit, income×total debt limit−other debts).

Common questions
How do other monthly debts affect the income-based estimate?
They reduce the amount available under the total debt-to-income limit, which can lower the modeled housing budget.
Does an affordable-price estimate mean a lender will approve it?
No. Credit history, loan limits, underwriting, local costs and personal spending needs are not fully assessed.
