How it works
Closing cash changes the affordable price
With 50,000 available, a 20% down payment alone suggests a 250,000 purchase. Adding closing costs of 5% reduces the modeled price to 200,000; hold any separate emergency reserve outside the available-cash input.
Planning the cash needed for a purchase
A down payment can be expressed as a cash amount or a percentage of the purchase price. Use the matching mode depending on which figure you know. The savings timeline helps connect a target with regular contributions. Keep closing costs and any cash reserve separate from the down payment unless the selected fields explicitly include them, so the same money is not counted twice.
Down payment amount: formula and assumptions
Down payment = price×percentage. Cash needed adds estimated closing costs.
Closing costs vary by loan, location, and negotiated terms.
Price from cash available: formula and assumptions
Price = available cash/(down percentage + closing percentage).
Both costs are modeled as percentages of purchase price.
Savings timeline: formula and assumptions
Months = (target−already saved)/monthly savings.
This simple cash timeline assumes no investment growth.
Percentage from available cash: formula and assumptions
Down-payment percentage=100×(available cash−price×closing rate)/price.
Cash must cover the modeled closing costs. Extra cash beyond a cash purchase is shown separately.
Worked example
Reference example currency: USD. These fixed examples do not change with your calculator preferences.
Using the Down payment amount example:
- Home price ($)
- 400000
- Down payment (%)
- 20
- Closing cost rate (%)
- 3
Down payment = price×percentage. Cash needed adds estimated closing costs.
Example result
Down payment: $80,000.00
Estimated closing costs: $12,000.00
Initial cash needed: $92,000.00

Common questions
Is the down payment the only cash needed to buy?
Not in this model. Estimated closing costs are added to the down payment when calculating the cash needed.
Does the savings timeline include investment growth?
No. It divides the remaining cash target by monthly savings, without interest, investment returns or changing contributions.
